Find the actual county and property type
A Tinker commute may start in Oklahoma County, Cleveland County, Canadian County or another jurisdiction. VA’s table is organized by state and listed county exceptions, with separate columns for a single-family house, condominium, manufactured home and two-to-four-unit property. Use the property’s actual county and type; do not apply the Oklahoma County row to every home marketed as “near Tinker.” For 2026, the table lists $750 for a standard single-family or condo appraisal in Oklahoma County, with an eight-business-day timeliness figure. The statewide row lists the same base single-family fee and ten business days. Verify current figures on VA’s live page before quoting an offer deadline because VA may adjust the schedule.
Start the clock at assignment, not the offer
VA says appraiser timeliness starts on the first business day after assignment. Weekends and federally recognized holidays are not counted. Ask the lender when the order was submitted, when an appraiser accepted the assignment, whether the property is accessible and whether the lender has the needed contract and contact details. Do not add eight days to the offer acceptance date and call it an appraisal deadline. A contract schedule also needs time for the lender to receive and review the report, address a value or property concern, finish underwriting and deliver required closing information. Understand what the posted fee means
The VA table gives allowable appraisal fees for VA assignments, and the VA page says those figures are not a general customary-price benchmark for all lenders. A special mileage approval, a physical reinspection or certain other authorized work may change the bill; ask the lender for the specific estimate and explanation. The VA page says a physical reinspection fee is permitted only when the appraiser visits the property. It also explains staged fees if an appraisal is canceled after work has begun and says the lender that first ordered it remains responsible for paying the appraiser. The buyer should ask how any cost appears in the loan documents rather than assuming every cancellation or delay is free.
Keep inspection and appraisal decisions separate
VA appraisers determine reasonable value and assess applicable property requirements for the loan. A buyer’s independent inspection examines the property for the buyer’s own decision and contract protections. If the appraisal notes a repair or the value is below the contract price, the lender and transaction team need to explain the actual choices; do not assume the published timeliness table resolves the condition or value issue.

Build a date buffer around a PCS move
Put contract acceptance, inspection, appraisal assignment, estimated VA timeliness, lender review, rate-lock expiry, closing disclosure and possession on one timeline. If PCS travel, temporary lodging or shipment delivery constrains the move, identify a backup date rather than relying on the appraisal row alone. Ask the lender what it needs from the seller or listing side to give the appraiser timely access. The closing date in the contract remains a negotiated obligation; any extension should be handled in writing before a deadline is missed.
