What VA actually changed
VA announced in June 2026 that revisions to its Lenders Handbook Chapter 12 are in effect. Its summary says the full radon-gas requirement was removed, standards for homes built before 1978 and homes built in 1978 or later were revised, and guidance on detached improvements and non-vented heaters was updated. This is not a blanket safety clearance for every older home. Have the lender identify the current handbook language and the appraiser’s actual finding for the property. Avoid relying on an old web excerpt or a seller’s broad statement that VA no longer checks a condition.
Separate appraisal from inspection
VA says a VA-approved appraiser provides an opinion of value and checks basic property condition requirements. VA also strongly recommends a home inspection, and says the appraisal is not the same as one. That distinction is especially important for a Tinker household on a short PCS timeline: the VA appraisal serves loan requirements, while an independent inspector can examine systems and conditions for the buyer. Keep the inspection deadline and any separate environmental testing decision visible in the purchase contract.

Older homes need a property-specific file

Protect the PCS calendar
Build backward from report date, temporary lodging, household-goods delivery and possession. Ask the lender when the appraisal is ordered and how a required reinspection could affect funding. Leave time for an independent inspector, a written repair agreement and completion proof. The base commute should be considered after the property and contract are viable, not used to rush a safety decision. For a remote buyer, request clear photographs or video of the exact area under review and a dated written resolution.

Before offering, ask three questions: What does the current VA rule require for this property? What does the independent inspection need to investigate?
