NEW CONSTRUCTION • OKLAHOMA CITY METRO
A brand-new home should feel exciting.
We help keep it that way.
Communities, builders, homesites, incentives, inspections and timelines, explained clearly from the first visit through closing.
YOUR NEW-CONSTRUCTION HEADQUARTERS
The house is only one part of the decision.
A new home purchase is also a decision about the community, builder, homesite, floor plan, financing, completion window, warranty and long-term resale. We help you compare the full picture so the choices feel manageable instead of overwhelming.
OKC Metro Group is an independent brokerage. The onsite sales representative works for the builder. We work for you.
START WITH THE RIGHT PATH
Three ways to buy new.
Move-In Ready
The fastest route to a new home. The floor plan, homesite and finishes are complete, and builder incentives may be strongest on current inventory.
Under Construction
A middle ground between speed and choice. Some selections may remain open while the home is already moving toward completion.
To-Be-Built
The most personalized option, with more decisions, more deadlines and a longer timeline. Clear budgeting and disciplined selections matter.

WHY REPRESENTATION MATTERS
The builder has a sales team. You deserve your own guide.
We help compare communities, homesites, incentives, financing, contract terms, inspection opportunities and resale considerations. Our job is not to talk you into a house. It is to help you understand the decision.
COMMUNITIES & HOMESITES
The right floor plan on the wrong lot is still the wrong home.
We evaluate orientation, traffic, drainage, future construction, privacy, lot premiums, adjoining land, commute patterns and everyday livability. Those details can matter as much as cabinets or countertops.

“New does not mean simple, and it does not always mean perfect. Good representation helps you enjoy the excitement without overlooking the details.”
Builder incentives and financing
Closing-cost assistance, rate buydowns, upgrades, appliances and lender credits should be compared as one package. The largest headline incentive is not always the strongest financial outcome.
Some homes may qualify for VA, USDA, FHA, conventional or Oklahoma Housing Finance Agency programs. Eligibility depends on the buyer, property, location and current program requirements.
Inspections and warranties
Independent inspections can identify incomplete work, safety concerns or installation issues before closing. Depending on construction stage, buyers may consider pre-drywall, final and warranty-period inspections.
Warranty terms, claim procedures and builder responsibilities should be understood before closing, not after a problem appears.

Frequently asked questions
Do I need an agent when buying from a builder?
You are not required to use one, but the onsite representative works for the builder. An experienced agent can help compare the full deal, explain the process and represent your interests.
Should a brand-new home be inspected?
In most cases, yes. Independent inspections can identify incomplete work, safety concerns or installation issues before closing.
Can builder incentives be negotiated?
Sometimes. Incentives depend on inventory, construction stage, market conditions and the builder’s goals. Price is only one part of the negotiation.
Are preferred-lender incentives always better?
Not necessarily. Compare the rate, fees, payment, cash required and total long-term cost before deciding.
Can I use VA, USDA, FHA or OHFA financing?
Possibly. Eligibility depends on the buyer, property, location, lender and current program requirements.
What happens if construction is delayed?
Builder contracts address timing and extensions differently from standard resale contracts. We help you understand those terms before you commit.
