Rent from a roommate may help with an Oklahoma housing budget after divorce, but it does not automatically count as mortgage-qualifying income. Ask the lender which program, if any, permits boarder income and what past payments and shared-residence records it requires. A plan to find a roommate after closing is different from a documented rental arrangement that already meets the program’s rules.
Make that distinction before agreeing to a buyout deadline or choosing the price range for a replacement home. The cash you expect to receive each month and the income an underwriter may accept are two separate numbers.
Identify the income category before adding it to the application
Fannie Mae’s standard boarder-income guidance generally excludes rent from someone sharing the borrower’s principal residence or second home, with specific exceptions. One exception is connected to HomeReady. That is a program rule, not a promise that every lender or mortgage will accept roommate rent.
Explain the actual arrangement: who lives in the home, who owns it, who owes the mortgage, and who pays whom. Keep this separate from support income, rent from a separate investment property, or income from an accessory dwelling. Those situations should not be combined simply because money arrives each month.
Check the HomeReady exception against the real household
The HomeReady underwriting guide allows qualifying boarder income for a one-unit property, subject to a limit of 30% of total gross qualifying income. The boarder cannot own an interest in the property or be obligated on the mortgage, and must have lived with the borrower for the previous 12 months.
That makes the ownership question especially important during a divorce. Money contributed by a spouse who still owns the home or owes its mortgage should not simply be relabeled as qualifying boarder rent. Give the lender the current facts and let the attorney address any proposed change in possession or ownership.

Build a history that can be checked
For the HomeReady exception, the guide calls for shared-residency evidence and rent receipts for the last 12 months, or at least nine of those months averaged over 12. Examples of residency records include documents showing the same address. Payment records should identify actual rent paid to the borrower; direct payment to a third party does not meet this provision.
Create a month-by-month worksheet with the amount received and the matching record. Mark gaps rather than inventing receipts or backdating an agreement. Ask the lender how to submit sensitive documents securely and what it needs to distinguish rent from repayments, gifts or shared household purchases.
Use a conservative comparison for the housing decision
As a hypothetical illustration, ten documented monthly payments of $600 total $6,000. Dividing by 12 gives $500 a month before the lender applies the remaining program tests and limit. The advertised room rent or most recent payment is not necessarily the qualifying amount. This example does not establish eligibility.
For an OKC metro move, compare the housing plan first with only income the lender has accepted. Then compare the household cash flow if the roommate pays as expected, pays late or leaves. Include the extra utilities and any other costs you expect to cover. A more comfortable monthly budget does not remove underwriting requirements.

Keep financing, occupancy and the divorce agreement aligned
HomeReady’s borrower and loan eligibility rules still apply. Ask the lender to confirm whether the proposed transaction fits, rather than choosing the program solely because it has a boarder-income provision. Approval also does not settle the household’s legal right to rent a room.
Have the appropriate professionals review the divorce agreement, occupancy arrangements, association restrictions and insurance questions before making commitments. If the financing depends on a change that has not happened, label that dependency on the closing calendar. Avoid promising possession or removing a financing protection on the strength of an informal income estimate.
Leave the lender conversation with a documented answer
Ask for the program being evaluated, the records still missing, the amount currently accepted and the next review date. This creates a usable decision point: proceed within the verified budget, develop the file further, or compare a different housing option. It is more useful than a general statement that roommates can help.
