Restricted stock may support a mortgage application for an Oklahoma divorce buyout, but an award’s headline value is not the same as qualifying monthly income. Ask the lender to review vesting, actual distributions and the applicable loan program before relying on that compensation to keep the house. A divorce agreement’s allocation of stock and a lender’s income calculation are separate questions.
Separate the award from spendable income
Prepare a simple inventory of salary, cash bonuses, restricted stock units and restricted stock. Mark which awards have vested and what has actually been distributed. A portal showing a future award can look substantial while leaving important questions unanswered: when can it be received, what conditions apply, and what happens if employment changes?
Fannie Mae’s restricted-stock guidance, updated October 7, 2026, addresses vested, distributed income without restrictions and excludes restricted-stock sign-on bonuses. It also distinguishes time-based awards from performance-based awards. These are rules for loans subject to that guide, not a promise that every mortgage program or lender will accept your compensation.
Give the lender the award documents rather than labeling all stock compensation “bonus income.” Our guide to bonus and overtime income for a divorce buyout covers cash earnings; the additional stock documentation here answers a different underwriting question.
Gather the records before negotiating the buyout calendar
For applicable Fannie Mae loans, the documentation can include the vesting schedule, employment verification or pay records, W-2s, and brokerage or bank evidence of distributions. Public trading information also matters when income is distributed in shares. Ask the loan officer for the exact list and a secure upload method. Do not send brokerage passwords or unrestricted account access.
Create a cover sheet identifying the employer, award type and where each supporting record appears. If an award changed after a promotion or employer merger, flag the change. Explain discrepancies between payroll, tax forms and brokerage deposits instead of assuming the underwriter will infer the reason. Send complete requested documents; a cropped screenshot can hide dates or restrictions the lender needs to evaluate.

Ask how history and continuance affect the calculation
Fannie Mae applies different receipt-history requirements to time-based and performance-based awards. Its share-based calculation uses a 200-day moving average of the share price, rather than simply today’s quoted price. A one-time time-based award also has a continuance requirement. Have the lender identify which rule it is applying and explain the resulting monthly figure in writing.
The October 2026 Selling Guide announcement changed the reference point for applicable three-year continuance reviews to the application date. That detail matters when someone is relying on an older worksheet. Ask which version of the guideline the lender used; do not self-certify that an award lasts long enough.
Fannie Mae’s general income guidance also requires stable, documented income reasonably expected to continue. Tell the lender about a known job departure or lower pay arrangement. A calculation based on compensation you expect to lose is a weak foundation for a housing commitment.
Keep mortgage approval separate from the divorce settlement
For an OKC-area household, the immediate decision may be whether a refinance can fund an agreed equity payment while leaving a manageable monthly housing cost. Ask your attorney how the proposed agreement addresses financing conditions, deadlines and the possibility that financing is unavailable. Ask the lender what remains unapproved. Neither professional should be asked to answer the other’s specialized question.
Stock ownership, tax consequences and the treatment of awards in a divorce require advice tied to the actual documents. This guide does not classify an award as marital or separate property. It also does not suggest that a lender’s acceptance of income releases another borrower from an existing mortgage. Obtain a clear explanation of the transaction that would accomplish the intended change.

Compare keeping the home with a workable sale plan
Use the lender’s reviewed income figure to build a household budget that includes the proposed mortgage, insurance, taxes, maintenance and ordinary living expenses. Run a second version using salary alone or another conservative figure agreed with your financial adviser. The purpose is to understand your exposure if stock compensation varies, not to predict a particular share price.
If the buyout is still uncertain, prepare a sale timeline alongside it. Record the dates for document delivery, lender review and the next legal discussion. That gives everyone a shared calendar without treating a prequalification conversation as a completed refinance. Avoid making an irreversible moving or cash commitment based only on a projected award value.
