OHFA Utility Allowances: Which Chart Fits an OKC Move?

If your assisted rental uses OHFA’s utility-allowance schedule, the October 1, 2026 chart places Oklahoma, Canadian and Cleveland counties in its 3600-degree-days group. Start with that county group, then confirm the appropriate housing type, bedroom size and tenant-paid services with your housing worker. The chart helps with an assistance calculation. It does not quote your future utility bill or guarantee a reimbursement check.

Reviewed October 13, 2026. This guide is for renters comparing an assisted move in the OKC metro. Your administering agency must confirm which schedule applies to your program and household before you rely on an amount.

Start with the agency and the current chart

The Oklahoma Housing Finance Agency’s utility-chart index links a schedule effective October 1, 2026 for the county group that includes Oklahoma, Canadian and Cleveland. The group label is a schedule classification, not a dollar amount. Download the dated file from the official index so an older saved chart does not become the starting point for a new decision.

A mailing address alone does not identify the organization administering your assistance. Before comparing numbers, write down the agency named on your current paperwork and ask whether its staff uses this OHFA schedule for your unit. If a different housing authority or property program handles your assistance, ask it for the applicable schedule. Do not substitute a convenient statewide chart without that confirmation.

Match the unit, not just the county

The current 3600-group file has separate sheets for multifamily apartments, mobile homes and single-family housing. Its single-family label includes detached homes, duplexes, row houses and townhouses. The sheets also separate bedroom columns and utility or service categories.

Bring the exact unit description to your housing worker. A rental listing’s marketing label may be less precise than the classification used in the assistance calculation. Ask staff to confirm the correct bedroom column as well as the structure type. Keep a copy of the chart you discussed and note its effective date, rather than transferring a neighbor’s allowance to your own home.

Check who pays each service

HUD’s utility-allowance guide explains why the unit’s utility responsibilities and fuel types matter. Its process connects the tenancy-approval information, lease and inspection records. The allowance calculation should reflect the services and appliances the household is responsible for, rather than every row on a chart.

Prepare a short list for the proposed rental: who pays water, sewer, trash, electricity and gas; what fuels the heating, cooking and water heating; and who provides the range and refrigerator. Mark uncertain answers for the landlord and housing worker to resolve. For example, “water included” in an advertisement should lead to a question about the written lease and agency record. It should not become an assumed allowance in your moving budget.

Separate the allowance from an actual bill

OHFA’s Housing Choice Voucher FAQ distinguishes a utility allowance used in rent calculations from a utility reimbursement payment. A household can have an allowance included in its calculation without receiving a separate check. HUD also explains that an allowance is based on typical costs; the agency does not become responsible for every additional utility expense.

Keep three figures separate in your notes: the agency’s confirmed allowance, your confirmed rent responsibility and the actual utility bills you expect to pay. Avoid labeling any one of those “total housing cost.” For a separate question about an Oklahoma City statement, our guide to checking utility charges, usage and fees helps organize the billing inquiry.

Get the household answer before committing to the move

Ask your housing worker which schedule and effective date apply, which unit facts were used, what your confirmed payment responsibilities are and when any revised calculation takes effect. A newly dated chart does not establish an automatic October rent change for every assisted household. It also does not establish eligibility, unit approval or a newly open waiting list.

Save the written answer alongside your proposed lease and moving calendar. If the property or utility responsibilities change, bring those changes back to the agency before relying on the earlier calculation. Use our OKC metro relocation guide to organize the wider move.
