As of October 6, 2026, an OKC buyer should not use HUD's September minimum-property-requirement drafts as permission to waive an existing FHA requirement. HUD posted them for feedback, with a November 6 deadline. Draft policy is not effective policy. Ask the lender which current requirement applies to the property and what documentation or correction is needed before relying on financing in an offer.
What HUD actually posted
HUD's Single Family Housing Drafting Table says FHA announced proposed updates to Minimum Property Requirements on September 22, 2026. It provides a proposed-change summary, clean and redline versions, and a feedback worksheet. These materials invite review of proposed language; they do not establish that every proposed change has been adopted. The feedback deadline is a stakeholder-response date, not an effective date for a buyer's loan or a deadline to purchase a house. Single Family Housing Policy Drafts.
Why the distinction matters during a home search
A headline about modernized requirements can sound like immediate flexibility for an older house. Before treating a property as easier to finance, ask the lender what current policy and appraisal process will apply. Keep the answer tied to the actual property and loan, rather than to a screenshot of a proposed paragraph. Your offer, inspection choices and repair budget need support from effective requirements and professional review. Do not translate a policy discussion into a promise that a known condition is acceptable.
Build a short policy-status record
Record the official document title, whether it is draft or final, its publication date, any actual effective date and the provision the lender says applies. If a final document later appears, compare its language and implementation instructions with the proposal rather than assuming they are identical. A social post, contractor comment or seller assurance is not the controlling policy record. HUD's FHA information page is an official place to monitor announcements alongside the Drafting Table. Ask about the condition rather than the slogan
Describe the specific issue you want reviewed: the component, observed condition, available inspection or repair records and any planned correction. Ask the lender what information it needs and who must evaluate the matter. The answer may depend on facts that cannot be established from a listing photograph. Do not state that all cosmetic conditions require repairs, or that all cosmetic conditions are automatically acceptable. This article is about identifying the effective rule and responsible reviewer, not issuing a universal defect checklist.
Keep inspection and financing decisions organized
A household can maintain separate lists for its own due-diligence questions, lender or appraisal conditions, seller commitments and unresolved cost estimates. Ask each professional to identify which list a requested action belongs on. That keeps a proposed policy change from obscuring a physical issue you still want investigated. Avoid cancelling an inspection or removing an agreed repair request solely because a draft sounds more permissive. Review those choices under the actual agreement and qualified professional advice.
A hypothetical October offer
Imagine a buyer touring an older Oklahoma City home in October. The seller points to the September draft and says a questioned feature will soon be allowed. The buyer's useful next step is to obtain the lender's current-policy answer, identify any required evaluation and confirm which agreement terms remain unresolved. Waiting for public feedback to close is not proof that a final policy will take effect on the desired closing date. The example does not predict whether that feature passes an appraisal.

Recheck at meaningful transaction stages
Use a policy-status check before making a financing-dependent offer and again if a material question arises during the loan process. If the lender says guidance changed, ask for the final document and applicable implementation date. Preserve that answer with the loan records. Avoid refreshing your assumptions every time an unofficial summary changes. The important update is an effective, applicable rule or a property-specific determination, rather than the age of a web page or an optimistic market headline.
Credit models are a different FHA issue
Our separate FHA credit-model article concerns another policy subject and its stated future implementation. It does not determine whether a property's condition meets current requirements. Watch official status, then coordinate the offer
HUD's current Drafting Table gives November 6, 2026 as the feedback deadline for this proposal.
