Before taking over a new OKC home with fresh sod, get the grass type, installation date and establishment instructions in writing, then assign responsibility for watering through the handover. Check the rules of the actual water provider. A green lawn on walkthrough day does not tell you whether the roots are established or whether a requested watering variance has been approved.
Fall makes the timing question especially useful. Warm-season sod and cool-season grass do not have the same growth calendar. Ask the builder and installer to connect the plan to the turf actually delivered, the site and current conditions rather than giving you a generic summer schedule.
Identify what was installed and when
Request the species or variety, sod supplier, installation date and written maintenance instructions. Save any landscape specification from the purchase documents. Ask whether the lawn shown in the plan is the lawn installed and whether any areas are still waiting for work. Photograph the handover condition without treating a photograph as a diagnosis.

A temporary green cover, newly installed sod and a mature lawn should not be assumed to need identical care. If the information is missing, ask the installer to identify the turf before changing the watering or maintenance plan.
Ask how the fall establishment window was considered
In Establishing a Lawn in Oklahoma, OSU Extension advises allowing warm-season sod at least a month before the first fall frost for establishment. That is not a promise about the frost date at your address or a guarantee that every lawn installed later will fail. It is a reason to ask specific questions about the timing.
Ask what evidence the installer will use to assess establishment and when a follow-up is appropriate. Include shaded areas, slopes, seams and spots that appear dry or uneven. Do not pull up large sections to test them yourself. Get guidance on an appropriate inspection and on what to do if weather limits the original plan.

Assign watering before the keys change hands
Create a simple calendar covering the days before closing, closing day and the first weeks afterward. Name the person who operates the system, checks the soil and adjusts instructions when conditions change. If you cannot visit daily, arrange a responsible person before taking possession. A builder’s work crew leaving the site is not a documented transfer of lawn care.
Review the controller zones with the installer and learn how to stop a leak or overspray. OSU notes the importance of good soil contact and prompt watering for new sod, but the right schedule depends on the actual installation and conditions. Do not use this article as a fixed minutes-per-zone prescription or as a reason to ignore utility restrictions.
Verify a variance with the actual water provider
For eligible Oklahoma City utility customers, the city’s Watering Variance Program addresses newly installed sod or seed. The city says processing can take up to 15 days and that variances cannot be backdated. An application or a builder’s intention to apply is not an approval.
Ask for the approval details, dates and required display information before relying on a variance. Confirm that it applies to the service address and work involved. A home marketed as “OKC metro” may use a different city or water district with its own rules. Use the bill or service setup to identify the provider, then ask that provider about the applicable requirements.

Document unfinished work and maintenance obligations
At walkthrough, distinguish installation items from ongoing care: missing sod, uneven grading, damaged sprinkler heads, written establishment instructions and follow-up visits are different questions. Record agreed work in the transaction’s appropriate written process. Ask who will perform it, when it will be checked and which document describes any warranty.
Do not assume that a lawn warranty covers every weather event, watering error or drainage condition. Read the terms and preserve the instructions you were given. If the lawn looks stressed, contact the installer promptly with dated photos and a description of your care routine. Avoid diagnosing the cause from color alone or promising yourself that replacement is automatically owed.
Leave the walkthrough with a usable handover sheet
Your sheet should identify the turf, install date, installer contact, current care directions, utility rules, any approval, unfinished items and follow-up date. Keep it with the new home’s other operating documents. If a promised instruction is still missing, assign a person and deadline to obtain it rather than relying on memory after moving day.
