Oklahoma TRS COLA: Check Timing Before a Home Move

If you receive an Oklahoma Teachers’ Retirement System pension and are planning a home move, check your own eligibility for the cost-of-living adjustment (COLA) before increasing the housing budget. The 2026 adjustment is not the same percentage for every retiree. TRS says the law takes effect November 1, but the increased November benefit is issued December 1 because payments are made in arrears. That distinction matters when a deposit, closing or moving bill comes due first. TRS’s 2026 COLA explanation

Check your tier before using a percentage

The TRS legislative update identifies Senate Bill 1144 as the authority. Its FAQ describes eligibility for people receiving benefits as of June 30, 2026 who continue receiving them on or after November 1. The retirement-duration tiers, measured through June 30, are:

  • Fewer than eight years: no adjustment.
  • At least eight years but fewer than 20: 3%.
  • At least 20 years: 6%.

Suspended retirement during a return to contributing employment can affect the calculation. Survivor and divorce-related payments have additional conditions. Ask TRS to confirm your record instead of deciding from your age, years teaching or a colleague’s payment. Read the eligibility details and exceptions.

Put the move on a cash calendar

Start with the day each expense must actually be paid. In a hypothetical move from a long-time Oklahoma City home to a smaller place in Bethany, the earnest-money deadline, inspection invoice, mover’s deposit and closing could all arrive before the first adjusted pension payment. A future monthly increase does not put that money into today’s checking account.

Make two lists. The first is the cash already available for the transition. The second is the expected income arriving later, with the payment date and whether the amount has been confirmed. Keep sale proceeds in a separate line until the sale’s payoff, expenses and timing are understood. This prevents the same dollars from being counted both toward the next purchase and toward the moving reserve.

For each bill, write the amount, due date and intended source of funds. If a gap appears, discuss timing with the appropriate provider before committing. The answer might involve a different moving date or a different sequence of sale and purchase. It should not depend on assuming that a pension announcement changes an existing contract deadline.

Compare the deposit, not only the gross increase

Use the personal benefit statement and actual deductions to estimate spendable income. For an arithmetic example only, 3% of a $2,400 gross monthly benefit is $72. That calculation does not establish a person’s eligibility, revised deposit or mortgage approval. Leave the unconfirmed parts of the worksheet visibly marked as estimates.

A household with more than one pension or benefit should give each payment its own line. Our separate guide to the 2027 Social Security adjustment addresses a different program. Do not apply one program’s percentage or timetable to another. A combined income total is useful only after its individual parts are correct.

Test the smaller home against its own costs

For an OKC metro rightsizing decision, put the present home and the prospective home side by side. Include the payment or rent, property taxes, insurance, association dues, utilities and maintenance. Then list moving, storage and any overlapping housing costs separately. A smaller floor plan may suit your life better without producing the savings you first expected.

Request information for the particular property under consideration. A patio home’s association responsibilities, for example, need to be read alongside its dues and insurance arrangements. Do not substitute the current home’s bills for the next home’s costs. Keep quotes and estimates dated so that a later change is visible before the decision becomes harder to reverse.

Keep the lender’s review separate from the budget

If the next home involves financing, ask the lender which evidence it needs for the pension amount and payment timing. Our retirement-income documentation guide can help organize that conversation. A household’s comfortable spending limit and a lender’s approval are separate decisions.

The CFPB Loan Estimate explainer shows where to check projected payments, closing costs and cash to close. It also distinguishes taxes, insurance and assessments that may be paid outside escrow. Review those items instead of comparing homes only by principal and interest.

Bring one clear question to the next conversation

First, confirm your individual pension treatment with TRS through its official channels. Then update the move calendar and property comparison with the amount you can support. Questions about an individual order, tax treatment or financing belong with the appropriate professional; keep account numbers and benefit documents out of a general property inquiry.
