First-Freeze Preparation at an Oklahoma New-Home Handover

House under construction with a front porch and bare soil

At an Oklahoma new-home handover, ask the builder or installer to identify the outdoor faucets, irrigation supply and exposed plumbing, then provide written winterization instructions for the equipment actually installed. Confirm who will finish each task before freezing weather. A new house still needs seasonal maintenance, and switching off an irrigation timer is not the same as winterizing its water supply and components.

Make a property-specific list during the handover

Walk the accessible exterior with the builder’s representative. Identify hose connections, irrigation equipment and any other outdoor water features that need instructions. Ask for model information and the relevant manuals. Label photographs for your own records so an instruction can be matched to the correct equipment later.

Do not assume two similar-looking faucets or neighboring houses have identical installations. Ask which components need attention, which are designed to drain and which require a separate procedure. A verbal statement that the house is ready for winter is less useful than a task list showing what was done and when.

For a hypothetical buyer taking possession in Yukon during fall, place that list alongside the final walkthrough items. Seasonal preparation can be overlooked when everyone is concentrating on paint corrections and the moving truck.

Disconnect hoses and confirm the faucet instructions

Oklahoma State University Extension recommends draining and storing outdoor hoses as part of freezing-weather preparation. It also discusses closing appropriate inside supply valves for outdoor hose bibs where those valves exist. The City of Oklahoma City’s guidance similarly addresses hoses and exposed plumbing.

Ask the installer to demonstrate the intended procedure for your faucets and explain any required cover or protection. Find out whether a hose, splitter or watering device has been left connected after landscaping work. Do not assume equipment advertised as frost-resistant eliminates every maintenance step.

If an instruction does not match the installation, stop and ask the builder or a licensed plumber. Do not force an unfamiliar valve or take apart a fixture to make a generic checklist fit the house.

Treat irrigation winterization as a separate job

The City’s guidance distinguishes shutting off the sprinkler water supply from merely turning off the controller. OSU Extension also discusses seasonal preparation of irrigation systems and exposed components. The correct procedure depends on the installed system, including its backflow equipment.

Ask the irrigation contractor for a written shutdown and restart plan. Identify which work the homeowner may perform and which work should be scheduled with the contractor. If the procedure involves compressed air or unfamiliar backflow components, arrange qualified help rather than improvising from a general article.

Keep the contractor’s contact information and the completed service record. When the builder is still watering new landscaping, confirm the final watering date and who takes responsibility afterward. A landscaping instruction and a freeze-preparation instruction need to work together.

Assign unfinished tasks before possession changes

Create a short handover table: component, required action, responsible person, target date and completion evidence. Use it to distinguish work already completed from work someone intends to do. If the closing date changes, revisit the tasks instead of assuming the earlier plan remains suitable.

Ask the builder how seasonal maintenance instructions relate to the written warranty and any landscape obligations. The answer should come from the actual documents. This guide does not promise that a particular freeze loss will be covered or that a maintenance record guarantees a warranty claim.

Keep responsibility for property access clear. If a contractor must return after closing, coordinate the appointment with the new owner and document the authorized work. Do not assume a former construction schedule gives continuing permission to enter the property.

Plan for an empty house and an unexpected problem

If the house will sit empty between closing and move-in, tell the builder or plumber that fact when asking for preparation instructions. Confirm the appropriate heat, monitoring and water-system plan for the property. A weekend away and a long vacant period may call for different professional guidance.

OSU Extension cautions against using an open flame to thaw a frozen pipe. If you suspect a frozen line, leakage or a damaged component, use the emergency contacts and obtain qualified help. Do not use this seasonal checklist as a repair procedure. Know where the emergency shutoff is, but keep that separate from the steps for the irrigation system.

Doug and Ronnie at OKC Metro Group can help put the seasonal handover questions on the transaction calendar. Ask the builder and installers to supply the property-specific answers before the final rush. The goal is a clear, completed preparation record that the new owner can use when the weather changes.
