Before an out-of-state buyer signs an Oklahoma purchase packet, ask for the actual seller condition disclosure or disclaimer, any claimed exemption, applicable lead-paint materials and the transaction cost estimate. The Oklahoma Real Estate Commission’s 2026 Acknowledgment and Confirmation of Disclosures is a receipt and confirmation document signed by both sides. Check each marked statement against the files delivered to you; a checked box is not a substitute for reading the underlying document.
Match the condition form to the property
The acknowledgment has separate choices for a seller condition disclosure, a disclaimer, an exemption and a situation where the Residential Property Condition Disclosure Act does not require one. Do not treat them as interchangeable. The form describes its condition-document section as applicable to residential property improved with one or two dwelling units. Ask the broker which box is proposed for the specific home and request the supporting form or legal explanation before signing. A disclosure reports information; it does not replace an inspection. A disclaimer is not a promise that the home is defect-free. A remote tour can miss water, drainage, HVAC, roof and access conditions, so plan an on-site inspection with the right specialist when warranted.
Check signatures and document dates
The 2026 acknowledgment says a received condition disclosure or disclaimer should be completed and signed by the seller and dated within 180 days of receipt. Compare the property address, version, seller signatures and date with the actual file you received. If you only have a portal preview or an incomplete attachment, request the complete file and record when it arrived. Ask the transaction team how an update or newly discovered condition must be handled under the signed documents. Do not backdate a receipt to make a deadline look met. Keep the full packet in one place so a relocated household can review it with an inspector and closing professional.

Handle the lead-paint question separately
The acknowledgment also checks whether a pre-1978 dwelling has the required lead-based paint disclosure and federal pamphlet, whether it was built in 1978 or later, or whether the subject is not a residential dwelling. Verify the construction-year record and the actual lead packet when the older-home route applies. The signed lead paperwork should be read as its own document; it does not answer the whole-home condition question. If a child will occupy the home or renovation is planned, ask qualified professionals about testing and safe work practices. Avoid assuming a newer kitchen proves an older house is outside the rule.
Read the cost estimate and broker information
The acknowledgment confirms that the buyer received an estimate of costs and that the contract guide was made available. Compare the estimate with your lender’s Loan Estimate, likely tax and insurance costs, HOA charges and any other property-specific expenses. The acknowledgment also includes statements about brokerage duties and in-house transactions. Ask for an explanation before signing a box you do not understand. A remote buyer may be under time pressure because of travel or school enrollment, but an electronic signature still confirms what the document says. Keep separate property checks on the same calendar
Disclosure receipt is one step in the offer, not a substitute for address-specific due diligence. If the home is near a creek or mapped risk area, use our flood-record review before deciding on the offer and insurance budget. Also confirm the actual municipality, utilities, school assignment when relevant, HOA documents and inspection access. The residential contract sets its own Time Reference Date and investigation period; mark those separately from the disclosure form’s 180-day date. Create a receipt checklist with each document name, property address, seller signature, form date, delivery date, applicable checkbox and question to resolve.
