Before buying Oklahoma luxury acreage with propane, determine in writing whether each tank is owned, leased or supplier-controlled; record its size, manufacturer, serial number and Oklahoma tag; obtain installation, leak-test, regulator and underground cathodic-protection records; and confirm the servicing company’s transfer, pickup and fuel terms. Do not assume the tank belongs to the seller
A tank beside the house can be owned by the property owner, leased from a propane supplier or controlled under another service arrangement. The Oklahoma Real Estate Commission's 2026 listing form expressly references propane tanks if owned. Ask the seller for the purchase invoice, lease or supplier agreement and compare the legal owner, account name, tank serial number and property address.
If the supplier owns the tank, obtain its written transfer requirements, fuel-price or minimum-purchase terms, maintenance allocation and pickup rights. Do not represent leased equipment as included personal property merely because it is physically attached or has remained for years.
Create a tank identity sheet
For each tank, record aboveground or underground location, capacity, manufacturer, serial number and Oklahoma tank tag when present. Note the regulators, shutoffs, lines, connected appliances and distance to buildings or other features. Compare those facts with invoices, service tickets and the official Form 4 or other test records.
A paint color, supplier sticker or seller recollection is not a complete identity record. Conflicting serial numbers or an absent tag deserves clarification from the servicing company or a qualified Oklahoma LP-gas professional before the buyer relies on continued service.

Review installation and safety evidence
The state's Form 4 guidance captures the reason for a test, visual condition, tank and regulator data, distances and leak-test information. For an underground tank, request current cathodic-protection records and ask a qualified professional what inspection or testing is due. Preserve permits or installation records that apply to the system and any appliance conversion documentation.
A general home inspection is not automatically an LP-gas system certification. Define the specialist scope, especially when a tank is old, buried, near planned construction or feeding multiple buildings, a pool heater, generator or outdoor kitchen.
Connect propane to the acreage plan
Map the tank and buried line against the survey, easements and planned improvements. A future pool, barn, driveway, tree line or fence can conflict with access, separation distances or underground piping. Before excavation, use Oklahoma's one-call process and determine what privately owned propane facilities require separate locating.
Ask the insurer and lender whether they require records or repairs. Confirm whether the current supplier will serve the address and whether another supplier can fill a tank it does not own. Avoid promises about fuel price, delivery priority or transfer approval without the provider's written answer.

Write the closing treatment precisely
The contract file should say which tanks and remaining fuel are included, which equipment is excluded or leased, who pays transfer or pickup fees, and what happens if the supplier will not approve the buyer. Record the meter or estimated fuel level near closing and avoid inventing a fuel value without an agreed method.
The useful luxury-acreage decision is whether the buyer is receiving an owned, identifiable and serviceable system with known obligations. Keep the ownership proof, Form 4 or test record, underground protection records, supplier transfer and final contract treatment together after closing.
