PCS orders don’t just mean packing boxes — if you own a home near Tinker AFB, they mean selling one, too, often from hundreds or thousands of miles away by the time closing rolls around. Start earlier than feels necessary
The moment you have orders in hand, that’s your start date — not the month you’re scheduled to report. Homes in Midwest City, Del City, and Moore tied to Tinker’s PCS cycle tend to move in waves, and listing before the rest of your rotation floods the market with “For Sale” signs gives you a real pricing advantage. I typically tell families to plan on 60-90 days from list to close, longer if repairs or a slow-to-appraise market are in play.
Managing it from a distance
Once you’ve reported to your next duty station, you’re running this sale by phone, email, and video walkthroughs. A few things make that workable:
- A local agent who does the legwork. Showings, inspection walkthroughs, repair-vendor coordination — all of it needs boots on the ground in Oklahoma when you can’t be.
- A power of attorney for closing. If your report date lands before your closing date, a limited POA lets your spouse or your agent’s title company finish the paperwork without you physically present.
- Clear expectations on repairs. Decide in advance how much you’re willing to spend on inspection-related fixes so you’re not making rushed calls from a new duty station three time zones away.
What buyers on the other side are looking for
Your buyer is very likely PCSing into Tinker themselves, and many are using VA financing. Pricing and presenting your home with that buyer in mind — clean inspection items handled up front, utility and HOA information ready to go — tends to move military-to-military sales faster than a standard listing, because that buyer is working against orders and a house-hunting-trip window of their own.
